Salt Air: The Slow Problem
Salt spray reaches every outdoor unit near the Gulf, Perdido Pass and the bays. It settles on the coil fins, corrodes aluminum and copper, rusts cabinet screws and eats away at condenser stands. The unit loses efficiency long before it fails.

Humidity: The Fast Problem
A closed-up beach house without cooling can get damp enough for mold in days during July and August. Even with the AC running, an oversized system, a fan set to ON or leaky ducts can leave the air too wet. The fix might be a settings change, a duct repair or a whole-home dehumidifier. Start with humidity control.
Vacancy and Turnover: The Timing Problem
Rentals turn over on tight schedules. Guests leave at 10 and the next group arrives at 4. A dead AC in that window needs someone nearby. Second homes can sit for weeks with nobody noticing a tripped float switch until the house smells musty.
A few habits prevent most emergencies:

- Change filters often in rental season and keep the condensate drain treated.
- Keep access instructions current with your manager so a contractor can get in fast.
- Book a tune-up before the season, not during it.
Ductless Mini-Splits for Beach Properties
Many condos, sunrooms, garages and additions have no ducts to extend. A ductless mini-split cools and dries one room or several zones without them, and many models have a dry mode for humid days. Condo installs usually need HOA approval for the outdoor unit.
